The iconic Bomas of Kenya, traditionally celebrated for its rich display of national heritage, is undergoing a dramatic evolution, poised to emerge as a world-class conferencing and cultural powerhouse. New disclosures reveal the ambitious scope of the upcoming Bomas International Convention Complex (BICC), which will integrate three high-end hotels and a state-of-the-art shopping mall, all under long-term lease agreements.
This ambitious initiative stems directly from President William Ruto’s vision, articulated during a Cabinet meeting in March 2025. The President hailed the project as a pivotal step towards transforming Bomas of Kenya into a premier destination for global events, conferences, and cultural immersion. A dispatch from that Cabinet meeting aptly summarized the objective: “The project aims to redefine the look, feel, and purpose of Bomas, positioning it as a premier destination for global events.”
Nestled on over 80 acres of prime land in Lang’ata, Nairobi, under the stewardship of the Ministry of Tourism and Wildlife, Bomas of Kenya has long been a cherished custodian of Kenya’s diverse cultural tapestry. Its renowned traditional performances, captivating exhibitions, and existing conference facilities have attracted a steady stream of local and international visitors. However, the current expansion signals a strategic move to transcend its traditional role, positioning it as a comprehensive cultural, hospitality, and commercial hub designed for the 21st century.
The comprehensive vision for the BICC was recently outlined in a tender invitation (BOK/RFP/02/2024-2025) issued by the Bomas of Kenya Chief Executive Officer, inviting proposals from qualified private developers. The development is structured to include:
Two 5-star hotels: Each situated on a 3-acre plot, these luxury establishments are envisioned to offer exceptional guest experiences. They will feature at least 250 premium guest rooms, including opulent presidential suites, alongside signature restaurants, stylish rooftop bars, rejuvenating spas, modern fitness centers, vibrant entertainment zones, and expansive conference and ballroom facilities meticulously designed to meet the highest global standards of excellence.
A 4-star hotel: Also on a 3-acre plot, this hotel will strike a balance between comfort and functionality. It is planned to house at least 300 rooms of various categories, providing diverse accommodation options. Amenities will include all-day dining, specialty restaurants, a rooftop bar, a pool, a gym, a spa, and essential business facilities, catering to a broader range of travelers.
Larger and upgraded conference and event facilities: These are crucial for the BICC’s mandate to host major local, regional, and international gatherings, enhancing Kenya's capacity in the Meetings, Incentives, Conferences, and Exhibitions (MICE) sector.
A new shopping mall and retail center: To be developed on a substantial 9-acre plot, this mall is set to offer a comprehensive retail and entertainment experience. It will boast at least 70,000 square meters of retail space, featuring anchor tenants like a supermarket and major international brands. Diverse dining options, a modern cinema, a family entertainment center, and dedicated artisan and cultural retail spaces celebrating Kenyan heritage will ensure a vibrant atmosphere. Designed with green elements, modern parking solutions, and enhanced pedestrian access, the mall will seamlessly integrate with the Bomas ecosystem.
Office and commercial spaces: These will target regional businesses, diplomatic offices, and professional service providers, adding another layer to the complex's commercial viability.
The project is structured as a Build, Operate, and Transfer (BOT) model, with Bomas of Kenya seeking to lease the properties to developers who present innovative designs, robust financing, and solid operational plans aligned with its cultural and strategic objectives. The lease terms are substantial, running for an initial period of 40 years, with an option to renew once for another 40 years, underscoring the long-term investment potential. Developers will be required to pay annual lease payments in five-year blocks upfront, with these payments escalating by 10% every five years.
